Littleton, CO
Where the heck is Littleton, anyway?
It is a question more buyers should ask before they fall in love with a listing. Because Littleton, Colorado is one of those places where the mailing address tells you surprisingly little about where you actually are, what school district your children will attend, or what kind of community you are actually buying into.
We have been selling in Littleton CO since we opened our doors. We know the difference between the charming historic downtown and the sprawling “Littleton address” subdivisions that are technically in Jefferson County or Douglas County. We know which schools are which and why it matters. And we know where the real value is for buyers who are looking for something specific in the southwest Denver metro.
Here is the full picture.
The Littleton Mailing Address Problem
This is the single most important thing to understand before you start shopping, and it is the one thing almost no listing will tell you clearly.
The City of Littleton is a relatively compact municipality in Arapahoe County. Its city limits cover about 13 square miles and its population is roughly 45,000 people. It is the county seat of Arapahoe County and it sits about 10 miles south of downtown Denver.
But the US Postal Service has designated the name “Littleton” to cover a much larger area, one that extends well into Jefferson County and Douglas County, spanning three different counties and three different school districts. The result is that thousands of homes in communities like Ken Caryl, Columbine, Columbine West, Roxborough Park, and Sterling Ranch all carry Littleton mailing addresses while sitting entirely outside the City of Littleton’s boundaries.
ZIP codes 80127 and 80128 alone cover approximately 70 square miles and 30,000 homes, virtually none of which are in the City of Littleton itself. These are Jefferson County addresses with Littleton mail delivery. They are served by Jefferson County Public Schools, not Littleton Public Schools. They have different property tax structures, different water providers, and a different governing municipality than the City of Littleton proper.
This is not a subtle distinction. Before you make an offer on any home with a Littleton address, verify which county it is in, which school district it is served by, and whether it is actually within the City of Littleton’s boundaries. The City of Littleton even maintains an Address Wizard on its website specifically because this confusion is so common.
The Three Littletons: Arapahoe, Jefferson, and Douglas County
Here is the breakdown that every buyer should understand.
Littleton in Arapahoe County — the City of Littleton proper. Can the real Littleton CO please stand up. ZIP codes 80120 and parts of 80121 and 80123 that fall within city limits. Downtown Littleton, the historic main street, the light rail connection, and the Littleton Public Schools district. This is the charming, walkable, established community that most buyers have in mind when they say “I want to live in Littleton.” It is served by Littleton Public Schools (LPS), one of the most respected school districts in the Denver metro.
Littleton in Jefferson County — the “Jeffco Littleton.” ZIP codes 80127 and 80128 are the heart of this area — Ken Caryl Ranch, Columbine, Columbine West, and surrounding communities. These are well-established suburban neighborhoods with strong community character, excellent outdoor access, and Jefferson County Public Schools. They are not the City of Littleton but they carry Littleton addresses. For buyers who want more space, a suburban feel, and proximity to the foothills, this area is excellent, as long as you understand where you are buying.
Littleton in Douglas County. Roxborough Park, Sterling Ranch, and parts of Chatfield Farms carry Littleton addresses but sit in Douglas County, served by Douglas County School District RE-1. The landscape here tends toward newer construction and lower density. Beautiful and growing, but again, a very different community from the historic city of Littleton.

Littleton Public Schools: Why Families Come Here Specifically
For buyers with school-age children, Littleton Public Schools is one of the biggest draws of living in Littleton proper, and it is worth understanding what makes it distinctive.
LPS serves approximately 13,000 students across 10 elementary schools, four middle schools, three high schools, and a range of alternative and charter programs. The district has a motto that captures its character: “Big enough to serve you, small enough to know you.” For families who want a public school experience with more personal attention than a very large district can offer, that distinction is real.
Heritage High School is the crown jewel of the LPS system for many families. It has a reputation for academic rigor, strong extracurriculars, and a culture that feels more like a private school than a typical suburban public high school. Families specifically choose Littleton proper because their children will attend Heritage. That is not an exaggeration, it is a real driver of buyer demand in this market.
Littleton High School is known for a different but equally compelling quality: its welcoming, inclusive culture and its emphasis on social emotional learning and student mental health. In an era when school culture matters as much as academics for many families, Littleton High’s reputation for kindness and community is a meaningful differentiator.
Arapahoe High School rounds out the LPS high school offerings and deserves its own mention. One of the largest high schools in the district, Arapahoe has a long history in the community and strong programs in athletics, performing arts, and academics. It serves the southern portions of the Littleton district and has its own loyal following among families who choose it specifically.
The three LPS high schools — Heritage, Littleton, and Arapahoe — each have their own distinct culture and strengths, which means families can find the right fit within the same district rather than having to choose between districts. For buyers coming from the Jefferson County or Douglas County sides of the Littleton address area, the schools are different. Jeffco and DCSD are both strong districts with their own excellent schools, but they are not LPS.
Historic Downtown Littleton: The Heart of It All
If you want to understand what makes Littleton CO proper special, spend an afternoon on Main Street.
Downtown Littleton is one of the most genuinely charming historic main streets in the Denver metro. It is walkable in a way that very few Denver suburban communities achieve. Independent restaurants, local shops, galleries, and community gathering spaces line streets that have been there long enough to have real character. The Littleton Food Co-op adds to the neighborhood’s independent, community-focused identity. The Littleton Museum and the Town Hall Arts Center give the downtown genuine cultural weight.
And the light rail station connects Historic Downtown Littleton directly to downtown Denver and to Denver International Airport — a genuinely significant quality of life advantage for commuters, travelers, and anyone who wants urban access without urban density.
Historic Downtown Littleton is currently the hottest submarket in the entire Littleton area, with a median sale price of $725,000 and year-over-year appreciation of 20.8% in 2026. Buyers who find it discover something that is relatively rare in the Denver metro: a walkable, historic, community-oriented neighborhood with light rail access and a strong sense of place.
The Neighborhoods Worth Knowing
Historic Downtown Littleton and the surrounding area — the walkable core, light rail access, older character homes and some newer infill, median around $725,000 and appreciating strongly.
Ketring Park — a beloved neighborhood surrounding Ketring Park itself, known for mature trees, established character, and strong community identity. Median around $691,000 and up 12.4% year over year.
Columbine Valley — one of the most exclusive communities in the entire southwest Denver metro. A small, private community with a golf course and homes that range from $800,000 to well above $1 million. Columbine Valley has its own incorporated status and a distinctive, secluded character that attracts buyers who want genuine privacy in an established setting.
Bow Mar — another small, exclusive community adjacent to Littleton with a lake and some of the most distinctive and expensive properties in the area. Bow Mar is special and is the kind of community that people who know it seek out specifically.
Southwest Littleton (80123) — a broad area that includes some portions of Jefferson County but whose Arapahoe County sections offer good value with strong access to Chatfield Reservoir, the South Platte trail system, and the foothills.
Outdoor Access: Better Than Most People Realize
Littleton’s outdoor access is one of its most underappreciated qualities.
The South Platte River trail runs directly through the area, connecting Littleton to a trail network that reaches both downtown Denver and the mountains. Chatfield State Park sits at Littleton’s southern edge and is a reservoir with boating, swimming, camping, fishing, and trail access that functions as an outdoor recreation destination rather than just a water feature. The Mary Carter Greenway trail along the river is a beloved local resource.
For buyers who moved to Colorado for the outdoor lifestyle, Littleton’s combination of urban amenity and immediate outdoor access is a strong argument for this part of the metro.

What Littleton Real Estate Looks Like Right Now
The overall Littleton market including the broader mailing address area shows a median sale price around $629,000 to $635,000 in mid-2026. But as we have described, Littleton is not one market.
Littleton proper, the City of Littleton in Arapahoe County, skews meaningfully above that median in its most desirable neighborhoods. Historic Downtown Littleton at $725,000, Columbine Valley above $840,000, Bow Mar above that. These are the neighborhoods attracting buyers who are looking for established character, strong schools, walkability, and a community with an individual identity.
The broader “Littleton address” market in Jefferson County like Ken Caryl, Columbine, and surrounding areas, represents excellent suburban value with strong outdoor access and Jeffco schools. Ken Caryl specifically is one of the most beautiful communities in the Denver metro with its trail system, open space, and foothills setting. We have written about it in detail in our Ken Caryl Colorado lifestyle guide.
Homes across the Littleton area are selling in approximately 18 days on market; a healthy pace that reflects demand without the frenzy of the peak years.
Why Legacy 100 Knows Littleton
We have been selling in Littleton since Legacy 100 Real Estate Partners opened. We have sold homes in Historic Downtown, in the neighborhoods surrounding Ketring Park, in Columbine Valley, in Bow Mar, and throughout the Jefferson County communities that carry Littleton addresses. We know the school district boundaries. We know the difference between an Arapahoe County and a Jefferson County address and what it means for taxes, schools, and services. And we know which streets, which pockets, and which communities are worth a buyer’s attention.
When you are navigating a market as geographically complex as “Littleton,” working with a broker who knows it at that level of detail is not optional. It is the difference between finding what you are looking for and buying something that is not quite what you thought it was.
We would love to talk about what you are looking for and where in this corner of the Denver metro it actually exists.
